Types of Houses Names And Pictures In Nigeria

This are the top popular residential and to a large extent commercial
houses in Nigeria.

Note the word popular, I'm not talking about all the building types in the
country, because there is no skyscraper here.

They are popular because they are economical to build while maintaining the luxury and its durability.

1. Duplex: you have both Detached Duplex, terraced Duplex and semi Detached
Duplex.

2. Bungalows : You have Detached and semi Detached Bungalow, then terraced
Bungalow.

1. Bungalow

This type is further divided into two, either detached or semi-detached.

*A Detached house is a single standing property that does not share any
walls with any other structure. Due to the isolation of the property,
they’re usually more private.

*A Semi-detached  This is a pair of houses joined together by a common
wall. One side of each house shares a common wall, while the other side is
usually detached.

Bungalows are quiet common in Rivers state.

*A Terrace house is a house that is located in a long row of houses. They
are usually same and identical structurally. Both sides of each house in
the row share common walls with a neighboring house, the only exception is
the houses at each end of the terrace. Which looks like a semi detached
house.

This type of houses are common in Lagos and Abuja. But can be found in many
states of the country in one form or another.

2. Duplex

This is usually two separate residences, attached side-by-side, but the
term is sometimes used to mean stacked apartments on two different
floors   (Du-plex)The duplex house often looks like either two houses put
together, or as a large single home, and both legally and structurally.

The duplex home are usually as a single house section with two different
entrances. But usually one staircase, which opens to the rest of the flats.
Except the ground floor.

Like Bungalows, Duplexes in Nigeria are usually two types. Detached and
semi Detached. The only difference is, while Bungalows are grounded,
Duplexes are usually story high.

Semi Detached

This are common in South East Nigeria. In fact they have they style which is
known as the Onitcha  style. This type is designed to take minimal land at
the same time contain many flats.

3. Story building: Readers of this site brought to my notice this type of house that is even the most popular in Nigeria right now. The name might not be universally accepted but trust Nigerian s we name things that suits us.

The story building type of house are way to build lots of flats and offices or market shops without worrying about land. Popular in Eastern part of the country and now spreading like wildfire to other part of Nigeria this house is preferred for commucial purposes.

The modern story building highrise or semi-highrise often consist of two or more floors which are accessed by the use of staircase, the popular ones are 3 story high with some going as much as 5 story high. Most don't have lifters because of the power supply in the country.

Top Trustworthy Places To Buy Houses And Lands In Nigeria

Top Trustworthy PlacesTo Buy Houses And Lands In Nigeria

Real estate investment does not disappoint, when you buy finished house, it will remain your own forever, unless you sell it. By then you are likely to make more than you bought it.

Is true that some people are faced with either building from scratch or buying already built house, some prefer building their own house because of cost, design and quality, as in you have control over design and the quality of building materials, ensuring that your house stand the test time. But apart from perhaps cost (which may be higher than the one built from scratch) you can get both design and quality in any house from reputable real estate organization.

It is often a challenge to find trustworthy organization were you can buy your houses from, I mean organizations or agents that covers Nigeria, not just the popular states like Abuja, Lagos, Port Harcourt, Enugu or Uyo. But ones that covers the if not the entire states in Nigeria but a sizable portion of the country, so that you can get the option of choosing the which state you will buy from.

The good news is, apart from their physical address, most of them have online presence. So I'm going to focus those with presence online.

1. From property sites

One of the easiest way to buy houses or lands in Nigeria is through property websites. Some sites allow registered agents with offices on their platform. Which means if they are not registered they won't be allowed to use their platform.  This ensures that those agents advertising with them are genuine.

The sites are

i. https://www.nigeriapropertycentre.com You can search for houses or lands based on type of design or based on location.

ii. http://house.jumia.com.ng Jumia is a well known brand in Nigeria and Africa, so there service is not in question. The only downside maybe the cost,  because before you get to buy any property you will have go through them, instead of directly to the agent in charge of the property.

2. Directly to Agents

Minimum And Maximum Cost Of Building A House In Nigeria

First of all this is an estimate, and like every estimate don't expect it to be exact, it won't, it may be slightly more or less when it comes to what you eventually spend at the end. But it will certainly help know theamount of money you should budget.

When it comes to the amount of money required to build a house in Nigeria, there are some things you need to consider first. This things are important because it can either decrease or increase the amount of money you spend.

1. Land

This is the first thing you have to consider. Assuming you don't already have land, and you want to acquire one. Factor in the prices.

Estimated prices of Lands in Nigeria per plot

The prices may not be that accurate because there are a lot of factors that determine the worth of any land. What I am trying to do now is to give you the minimum amount that can get you a plot of land, in a location that is either in the capital city or in a developed area per the standards of each state.

You should probably consult a land agent that is present in any state you want to buy from, for the exact prices of lands and its location. (or I can recommend one in your state)

South: Here you have the

South South comprising of Rivers, Delta, Cross river, Akwa Ibom, Edo and Bayelsa states.

Lands here minimum 1million to 20m and above.

Some states like Rivers state and to an extent Delta are quiet more than that.

South East : Abia, Anambra, Imo, Ebonyi states a minimum of 1 to 15 million Naira and more.

South West minus Lagos : Ekiti, Oyo, Ogun, Osun states.

Minimum of 500k to 12 million Naira.

Lagos : Depends on area but you should hold a minimum of 10 to 20million.

North

North Central : Kogi, Niger, Benue, Kwara, Plateau, Nassarawa minus the Federal Capital Territory.

Minimum of 100,000 to 1million

FCT : 30 to 50million minimum.

North-Eastern States: Taraba, Borno, Bauchi, Adamawa, Gombe and Yobe State.

Minimum of 100,000 to 1million.

North-Western States: Kaduna, Kebbi, Zamfara, Sokoto, Kano, Jigawa and Katsina State.

Minimum of 100,000 to 1million Naira.

2. Type of soil

Having settled for a land is time to know the soil texture. Because th cost of building depends largely on this aspect. For example consider the cost of building 3 bedroom flat on on two lands. Land A contains too much moisture and it is largely wet, while land B is a normal loamy type f soil.
Land A will require a lot of sand and concrete fillings, and thick amount of casting before the foundation proper. While land B won't require much.

That is if for example land A requires 10 trips of concrete stones and 10 trips of sand just for filling, then land B will take only 5 altogether.
The cost won't be the same. On some lands the cost of foundation alone will go a long way to lintel level on a Normal land. So good land is very important, if care is not taken you can spend almost all your money budgeted for building the house on foundation alone.

3. Type of building

Next thing you have to consider, is type of house you want to build. Is it a residential or shops and offices type of building? If it is residential is it for commercial purposes i.e for renting, or do you want build a personal house a family house?
Cost for building a Bungalow is different from building a duplex.

For example for a modern 3 bedroom bungalow built in Umuahia with the following specs

3 bedrooms of 12' x 12'

3 toilets of 6' x 8'

1 kitchen 10' x 10'

1 store 6' x 6'

1 dinning 10' x 10'

1 circulation 6' x 14'

1 living room 14' x 16'

foundation :

setting out : 20,000 Naira

excavation : 40000 Naira

foundation footing: 60000 Naira

foundation wall : 200,000 Naira

DPC : 400, 000 Naira

TOTAL FOUNDATION : 820000 Naira

Super structure

wall of 3m high = 700000

lintel/ head course/concrete facial = 300000

SUPER STRUCTURE:

Roof

roof truss : 400000( materials & workmanship)

roofing sheet: 200 000 Naira ( long span aluminum roofing)

ceiling : 190000 Naira ( pv ceiling)

ROOF TOTAL = 790000 Naira.

Finishes::

plastering/renderings : 400, 000 Naira

floor tiles : 250000 Naira.

painting: 250000 Naira

Windows : 250000 Naira

doors : 250000 Naira

TOTAL FINISHES : 1.4million Naira

total = 4million Naira.

4 million Naira built a 3 bedroom Bungalow, the same amount won't build a 3 bedroom twin duplex (not decked). Because technically a 3B twin duplex is two 3 bungalows joined together.

So types of houses is important. If you would like to know the various type of houses in the country you should read up Types of houses.

4. Workmanship

This is equally important, how much labours, bricklayers, carpenters, Architect and any other Arstisn that is necessary for building, will go long way either reducing the amount you spend or increasing it. This is why it is necessary to have a trusted supervisor on site, so that you will get what you pay for.

Laborers may decide to make 5 head pans 10, and then charge you for 10 head pans, at the end of the day you'll be paying for work not done, but a supervisor can detect that, or any other form of deceit for that matter. This will reduce your cost.

5. Finishing

This is another place you should look into. A standard finishing will cost less.
For instance the price for 0.45mm Aluminium Roofing sheets is different from the price for Fibre britment roofing sheets. ETC. For types of roofing sheets, pictures and amount, in the country see Types of roofing sheets and prices (2018).

You'll consider doors too, iron vs woden doors, windows, paint and electrical wiring.

Cost of Septic Tank And Soakway Construction In Nigeria

Building septic tank also called soak way by some Nigerians, is not hard nor does it take much time. All you need is the materials experienced workers and you are done.
Minimum And Max Cost of Septic Tank And Soakway Construction

We are going to look at how much exactly one can see building this type of building for waste.

First, let's consider the difference between a septic tank and soak away, it somehow causes confusion.

What is soak Away this context?

In brief, a Soak way is where water from the kitchen, bathroom and other wastewater goes into. Depending on the plumber he can do a cross connection between the septic tank and soak way to capture the excess from the septic tank, or he can leave it with its own compartment.

The Soakaway is not actually very deep as it is usually less in depth compared to a septic tank.

A standard soak way in Nigeria is usually 4 by 4.

What is a Septic tank?

This still an underground building that is responsible for the waste this time the waste that comes from toilets, also known as shit.

Septic Tank is deeper than Soakaway, unlike Soakaway, the body plastered and the floor, floored.

A standard septic tank in Nigeria is 8 by 10.

So basically the difference between Septic Tank and Soak Away is that a Septic Tank is deeper and plastered then floored, while Soakaway is not given such treatment as the floor is left like that, it is also not that deep.

In some counties like Nigeria and Kenya, they are built together and separated by six inches blocks. Then the plumber will then do the rest of the separation.

The Minimum money you'll need

I'll try to cover everything except plumbing as that is another very different area.

For a small family building a 4 room bungalow, you'll need a standard Septic tank which is  8 by 10 and soak away 4 by 4.

This will cost about 50 6 inches block (depending on the land topography, it may be slightly more or less)

- Half trip of sand (for plastering and coaching )

- Half trip of gravel (for concrete cover)

- About 11 standard rods

- 5 bags of cement (Unicem and Dangote recommended)

- 11 12 ft boards for concrete cover

- 10 pieces of po line wood the standard type

- 3inches nails 10 pounds weight

Other things you'll need

You'll need the services of
- Diggers
- Carpenter
- Mason and servant
- Plumber

Then other expenses.

Budget: Currently 300k Naira about 800 US dollars.

The maximum cost

The above is the standard way to build, for a very large house like the ones at Onitsha designed for commercial purposes you may have to build one for each floor.

So there is no fixed amount, it can cost millions.
